Project Phoenix Update

Planning Meeting
On Saturday, March 10, 2018, the Project Phoenix (PP) Steering Team and the PP Design Team met with our attorney to develop strategy for the March 14 pre-permitting conference with DeKalb County departments. In addition, the group discussed and designed the process for obtaining realistic cost estimates and establishing time frames for key design elements that will need to be addressed at the Still Waters property (2650 N. Druid Hills Road NE), including the following:
•    accessibility
•    elevator
•    memorial garden
•    offices and classrooms
•    parking
•    restrooms
•    sanctuary.

Pre-permitting Conference
David Spierman, Carol Ann Arvan, Jay Hughes, our attorney, Michele Battle, and our engineer, Andrew Halloran of Cornerstone Site Consultants, met with personnel from the relevant DeKalb County departments on Wednesday, March 14, 2018, to learn what county requirements are in the following areas, as related to the 2650 N. Druid Hills NE property:
•    parking
•    drainage
•    trees
•    sidewalks
•    easements
•    detention pond
•    ingress and egress
•    sanitation
•    sewers/plumbing fixtures/backflow valve
•    tax identification.
Our engineering firm will provide a revised plan that responds to the county requirements.

Due Diligence
The primary due diligence inspection of the 2650 N. Druid Hills Road NE property was conducted on Thursday, March 15, 2018.  Among other items, this inspection included the overall building condition; the condition of HVAC systems, plumbing, electrical, and roof; ADA accessibility; and environmental assessment.  The results of this inspection will be reported by the end of the month.
